by that time 9/14/06. technically whoever buys the house can move in that day. won’t happen obviously but it is possible. if that;s the sell date then they have to get out by that time

Do some research on Video Professor. I think they’ve beaten you to the market. Although the market is by no way closed to new competition. I think 30+ is a bit young for a target market. I’m 49 and I am very quick with the computer. Most of the people I know are as well.

Of course if you deliver you courses via internet delivery, you run the risk of your target market (computer novices) not even being able to do a basic down load. Those people will also be wary of paying for something on-line.

You might want to start small. Give courses in a local senior center on e-mail, and picture software, so that they can communicate with their grand kids. I know I did that with my mother and mother in law, some years back.

Just a thought.

I am starting a business making videos to help people gain the skills using windows in this struggling market.?
I would like honest input and serious advice for how to proceed with the plans for selling the lessons online and in a dvd format. my target market is from 30 and up to increase there marketable skills in this networked world and give them the basic tools to learn on there own. question how should I approach and address the issue if a person does not even know how to use windows and perform the basic functions I am proposing to teach them ? and how can I make it fun for them so it’s not a chore to do a little at a time in this " I want it now environment we live in ?" most people in the age group i am describing think they are too old to learn the skills or they do not understand the benifits that computer skills can offer in todays job market.

The law varies within states, and you should read at the rental contract, if you did not agree to open the door to strangers or receive phone calls you dont have to do it. If you did not sign anything you are simply being allowed to stay.

Regardless of paperwork or laws… you should talk to him and see how you can help and get advantage of the sale.

- Tell him or the realtor that you will help him sell it for 3% of the sale (without doing any paperwork, just showing the house) and 3 month rental paid to you as indemnization.
- And if they dont like it you wont open the door for anyone.

And if they agree.. make sure they do it in writing by the realtor and the owner.

It is reasonable for the landlord or his real estate agent to give you 24 hour advance notice before sending people to tour your home. You have the right to turn away away strangers that show up on your door step.

Under no circumstances would I allow one of those real estate lockboxes. This would let anyone come and go when they pleased. There are a lot of keys to those lockboxes floating around.

I strongly suggest that you start cleaning out closets in preparation for a move. If the landlord sells the house, the new owner has to abide by your lease. However, if the mortgage is foreclosed, you may get evicted.

There is no equity when you abandon your home. Under this circumstance you will probable not be given another home loan for about 10 years. Better keep your credit score good…– next 10 years…

You can restrict them to normal business hours, that is about it. If you are uncooperative you can not only be evicted but sued for obstructing the sale.
